SAP stands for Standard Assessment Procedure, and is used to assess the energy performance of buildings. An Energy Performance Certificate (EPC) is a legal requirement for all new-build properties in the UK.

Here’s a breakdown of how SAP and EPC are related.

  • SAP Assessment:

SAP is a calculation methodology used to evaluate the energy efficiency of residential properties. It considers factors in insulation, heating systems, lighting, and renewable energy sources.

  • Energy Performance Certificate (EPC):

After a SAP assessment an Energy Performance Certificate (EPC) is generated. The EPC provides a rating for the energy efficiency of the building on a scale from A to G, with ‘A’ being the most efficient and ‘G’ being the least.

  • Compliance with Building Regulations:

The SAP assessment and EPC are crucial for ensuring compliance with building regulations. New builds must meet certain energy efficiency standards, and the EPC provides information to homeowners and potential buyers or tenants about the property’s energy performance.

  • Renewable Technologies:

SAP assessments also consider the use of renewable technologies, such as solar panels or heat pumps, in the building. Using these technologies can positively impact the property’s energy efficiency rating.

  • Documentation for Authorities:

The SAP assessment and EPC are submitted to the relevant authorities as part of the building regulations compliance process.
